Our Services

At Property Investing Services we offer a variety of different services. We strive to be the best in the market and we go out of our way to ensure that our clients are served in the most effective way.

We help clients to source and purchase all forms of residential properties throughout Melbourne's metropolitan area.

It is worth noting that we do not sell our own properties, nor do we promote any properties on behalf of any developers. We are uniquely independent and focus only on getting the best deal for our clients!

We have access to all properties on the market as well as properties off the market. There are hundreds of properties being sold quietly by agents and vendors without ever being advertised. We implement strategies to ensure that we find out about those properties as they become available.

Apart from sourcing properties, we also offer Property Investing Coaching for our clients. Those clients who engage us as Buyer's Advocates get the coaching for free.

First Home Buyer's Advantage

At Property Investing Services we understand the difficulties met by the First Home Buyers. We also understand that most First Home Buyers avoid using Buyer's Agents due to the fees associated with their service.

It is rather ironic that the people who need the services of Buyer's Agents most are the people who are least likely to use it due to the associated costs. Well, not any more! As well as offering a discount on our fees, we are now proud to offer a solution that will enable most First Home Buyers to afford our services!

Rather than paying our commission fees as a lump sum, we are happy to offer the payment plan to repay our fees over 12 - 18 months! Now there is no reason why First Home Buyers cannot engage our services!

Our Fees

We aim to service our clients in the best possible way, so rather than setting our fees in stone and making the client fit with us, we prefer to fit our fees to our client's needs.

Prior to signing with us, we will endeavor to sit with you and understand exactly what your needs are. We then taylor our services to suit your needs and set out our fees in writing. The fee will generally vary between 1% and 2.5% plus GST of either your estimated budget or the sale price (whichever way you prefer).

* All meetings & communications with you and your solicitor (before the engagement of our services, during the search process, and after the purchase of the property)
* Property Searching according to your specifications
* Access to all research and analysis for selected properties
* Attendance to all property inspections and communications with real estate agents
* Preparation of property reports for selected properties
* Negotiation process to achieve the best possible outcome for you
* Final inspection

Fee Schedule

Full Service

This is the most comprehensive service that we provide. Once we are engaged to perform Full Service, we will begin by understanding your needs and requirements. We then begin looking for suitable property for you. The search is performed for both on- and off-market properties. Once suitable properties are identified, we will perform comprehensive research and analysis to make sure the property fits the required criteria. We then move onto negotiation stage of the process in order to secure the property.

The fee for this service is between 2% and 2.5% (of either the purchase price or the agreed price) plus GST. The registration fee of $990 is payable upon the engagement. The remainder of the commission is only payable on successful purchase of the property.

Research and Negotiations Only

This service is suitable for someone who is comfortable doing their own property search, but would prefer us to perform required research and analysis for selected properties. Once the client is happy with the research and the price, we then begin the negotiation process in order to secure the property.

The fee for this service is 1% of the purchase price plus GST. The commission is only payable on successful purchase of the property. There is no engagement fee for this service.

Research Only

This service is suitable for someone who is happy to source properties and happy to negotiate by themselves, but would like to get a professional to perform research and analysis. This service includes the inspection of the selected property followed by thorough analysis of the property.

The fee for this service is $300 plus GST per property.

Once-off Auctions

This service is suitable for some who wants us to attend once-off auctions or private treaty negotiations.

The fee for this service is $500 plus GST per negotiation. For the additional $110 we will also provide comparable sales report.

Customized Service

If none of the above services suit your needs, we are very happy to sit down with you and go through your individual requirements in order to identify how we can assist you. We will be able to provide you with the quote on the spot.
